The Sales Search allows a group of sales to be selected for subsequent downloading to your personal computer. The selection criteria are specified on the Sales Search page.   Clicking on the        button takes you to the Sales Search Results page;   where you can preview the selected records before generating a text file to be downloaded.  Options for generating the text file are presented on the Sales Search Results page.

Maximum number of records to Display:  Enter a number between 1-500
The Maximum number of records to display limits the number of records to be displayed on the Sales Search Results page.  Values between 1 and 500 are valid.  The default is 25.  This field has no effect on the number of records that will be generated in the text file.

All of the selection criteria which you specify on the Sales Search page are "ANDed" together.  This means that a sale must meet all of the specified criteria to be selected.  For example, specifying:

Greater Than or Equal To Less Than or Equal To
Sale Date: 
Sale Price: 
will select all sales from the fourth quarter of 1998 with a sale price of at least $2 million.
If you specify no criterion for a given field, that field is ignored.  Any drop down box that Contains the word "All" is considered to have no criterion specified.  Any blank input field is considered to have no criterion specified.

Clicking the button will clear all selection criteria.

To prevent users from inadvertently selecting the entire database, clicking the Preview Search button without specifying any selection criteria is considered an error.  If you wish to generate a text file containing all records in the database, enter "0" in the Sale Price field under the Greater Than or Equal To column.   Since all sale prices in the system are greater than or equal to zero, all records will be selected.

A detailed description of the selection criteria follows.


The Grantor/Grantee Name allows you to select records based upon the specified name. A match can occur with either Grantor Name or Grantee Name. The names of people are entered last name first. A comma and a space separate the last name from the first name. If a middle name or initial is recorded, a space separates it from the first name. A period follows an initial. Business names are entered in the normal way. Name searches are essentially wildcard searches. Any name which begins with the specified name will match. For example:
Grantor/Grantee Name: 
will match "Smith, George A." as well as "Smithsonian Institute" and "Smith, Betty Sue". Specify as much of the name that is appropriate to your search. Name searches are not case sensitive.
Exclude
Property Type is a parcel classification based upon the account type.

Tax Area allows you to select an individual Tax Area or one of the pre-defined groups of  Tax Areas:  City of Steamboat Springs or the School Districts.

You have the ability to define your own group of Subdivisions. You can select any number of Subdivisions to form a group. Sales of parcels that are in any one of the selected Subdivisions are considered to meet the Subdivision group criteria. In the example below (only a few of the available Subdivisions are listed), "BLUE VALLEY RANCH" and "BLUE VALLEY RANCH F2" are highlighted to indicate that they have been selected.  Parcels that are in either "BLUE VALLEY RANCH" or "BLUE VALLEY RANCH F2" will meet the Subdivision group criteria. 
 Subdivision:    

The Subdivision group is "ANDed" with the other specified criteria.   If the Exclude box is checked, it applies to the Subdivision group collectively (a parcel is excluded if it is in one of the selected Subdivisions).

A Subdivision is selected when you click on it in the select box.  A selected Subdivision is highlighted.  Use the Ctrl key to make multiple Subdivision selections.  After selecting the first Subdivision, press and hold the CTRL key as you click on other Subdivisions to make additional selections.  All selected Subdivisions will be highlighted.

If you wish to select a number of consecutive Subdivisions from the select box, the Shift key provides a quick alternative to Using the Ctrl key.  After selecting the first Subdivision, press and hold the Enter key while clicking on the last Subdivision to be selected.  All of the Subdivisions from the first to the last (inclusive) will be highlighted.

Any number of Subdivisions may be selected.  Press and hold the Ctrl key to make multiple selections.
 Subdivision:    

Sales of parcels on unplatted land can be selected based upon the specified Township and Range. Both the Township and Range must be specified.
Parcels on unplatted land contain a metes and bounds description in the Legal Description field.  The Sales Search Page constructs a search string based upon the Township and Range that you specify. The search will retrieve records which contain that string anywhere in the Legal Description.  For example, specifying:

will retrieve records containing "-11-87" in the Legal Description.  The following excerpt from a Legal Description contains a match:

Some parcels are in more than one Township and Range.  The following excerpt from a Legal Description exemplifies this:

Searching by either of the Township and Ranges below will retrieve this record:

Greater Than or Equal To Less Than or Equal To
For Sale date, you can specify a minimum value in the "Greater Than or Equal To" column, a maximum value in the "Less Than or Equal To" column, or both. For example:
Sale Date: 
will select sales in February, 1999.

For Sale price, you can specify a minimum value in the "Greater Than or Equal To" column, a maximum value in the "Less Than or Equal To" column, or both. For example:
Sale Price: 
will select sales priced between $500,000 and $1,000,000.

For Acres, you can specify a minimum value in the "Greater Than or Equal To" column, a maximum value in the "Less Than or Equal To" column, or both. For example:
Acres: 
will select sales between 40 and 100 Acres.

For First Res Sq Ft Living Area, you can specify a minimum value in the "Greater Than or Equal To" column, a maximum value in the "Less Than or Equal To" column, or both. For example:
First Res Sq Ft Living Area: 
will select sales where the first house on the property has between 2,000 and 4,000 square feet of living area.

The Sort Option determines the order in which the records will be displayed on the Sales Search Results page. The Sort Option has no effect on the order of the records output in the text file.
PIN, Sale Date sorts by PIN and then by Sale Date within PIN.
Sale Date, PIN sorts by Sale Date and then by PIN within Sale Date.
