Tax Lien Sale Information

The following contains general information about our annual tax lien sale.

PLEASE NOTE THAT THIS IS A TAX LIEN SALE. WE DO NOT SELL THE ACTUAL PROPERTY ITSELF. YOU PURCHASE ONLY A TAX LIEN AGAINST THE PROPERTY.

The 2008 tax lien sale will be held in the Commissioner’s Hearing Room in the Routt County Courthouse, 522 Lincoln Avenue, Steamboat Springs, Colorado, on Thursday, November 6, 2008. Registration will begin at 8:00 A.M., the morning of the sale, in a room adjacent to the Commissioners Hearing Room. In order to bid at the sale, a bidding number must be obtained and registration forms filled out with the Treasurer’s Office. Full payment of the amount owed must be made in certified funds or cashier’s check at the end of the sale. No personal or business checks will be accepted.

The tax sale this year will be at a return interest rate of 11 percent. Should the owner redeem immediately following the sale, we will guarantee one month’s interest only.

The size of the sale this year will be approximately 150 real properties, approximately 30 severed minerals, mostly being of very small percentages of minerals, and 25 mobile homes. The sale will be over at approximately 11:30 A.M.

BE ADVISED THAT THE SALE IS ON A BUYER BEWARE BASIS AND PRIOR INVESTIGATION OF PROPERTIES IS STRONGLY RECOMMENDED.

The sale is held in an auction format where the first bid is the amount of the taxes and penalties owed. Premium bidding will occur on most properties in order to secure the tax lien. The property will go to the highest bidder. PREMIUMS PAID ARE IN ADDITION TO THE TAX LIEN AND ARE PAID TO THE COUNTY FOR THE PRIVILEGE OF SECURING THE TAX LIEN. INTEREST WILL NOT BE PAID ON THE PREMIUM AMOUNT NOR IS THE PREMIUM AMOUNT RETURNED TO YOU UPON REDEMPTION BY THE PROPERTY OWNER.

The owner has three years from the date of sale of the tax lien to redeem the property. At that time, the owner of the tax lien may apply for a Treasurer’s Deed. We require a minimum deposit of $300.00 upon application for Treasurer’s Deed, but actual costs may run as high as $400.00. Mobile homes are handled differently, the wait being one year before application for title can be made, and the cost is usually less than $100.00 to secure title.

As a result of rising costs, we no longer supply a copy of the properties to be placed for sale of a tax lien. We have the Tax Lien Sale advertised, along with complete lists of delinquent parcels, mobile homes, minerals and personal property at this web site. The list can also be obtained by securing a copy of the Steamboat Pilot for October 5, 2008. The list will actually be published for three weeks. The list is the same in all three instances (the exception being the issue that will also have the mobile homes). No properties are removed from one printing to another. The Steamboat Pilot will mail a copy of the paper to you upon prepayment of at least $3.50. Their telephone is (970) 879-1502 and their mailing address is P.O. A list of properties will also be posted outside of the Treasurer’s Office and that list will be kept current of those taxes that have been paid and are no longer available.
